Sample Home Sharing Agreement
This Home Sharing Agreement (“Agreement”) with an effective date of [Month, Date, Year], is entered into by and between [Homeowner’s Name] (“Homeowner”) and [Home Sharer’s Name(s)] (“Home Sharer”). This Agreement outlines the terms and conditions for the shared use and occupancy of the home located at [Address].
1. Term:
The term of this Agreement shall be for a period of [length of time] from the effective date stated herein. The Agreement may be extended upon mutual agreement between the parties.
2. Rent and Expenses:
2.1 The Home Sharer agrees to pay a monthly rental fee of [rent amount] to the Homeowner. This amount should be paid in full by the [day of the month]. Flexible payment options may be considered.
2.2 Renter acknowledges that performing agreed-upon tasks in and around the home constitutes part of the rental agreement. Home Sharer agrees to perform the following tasks [list of tasks] at a frequency mutually agreed upon between the Homeowner and Home Sharer
2.3 The Home Sharer shall be responsible for their own personal expenses, including groceries and personal amenities they wish to procure. Utilities, including power, gas, water, sewer, and garbage, and internet and cable, may be paid for by the Homeowner or shared between the Homeowner and Home Sharer according to a mutually agreed upon formula. Examples include 2/3 - 1/3, 50-50, or included in the rent.
2.4 The Homeowner shall be responsible for all other expenses related to the home, including but not limited to, mortgage payments, property taxes, homeowner's insurance, maintenance, and repairs.
3. Security Deposit:
The Home Sharer shall deposit a security deposit of [security deposit amount] with the Homeowner upon signing this Agreement. This deposit will be returned to the Home Sharer within [number of days] after the termination of this Agreement, subject to deductions for any damages or outstanding rent.
4. Use and Occupancy:
4.1 The Home Sharer agrees to use and occupy the designated bedroom(s) within the home, as well as shared living spaces such as the kitchen, bathroom(s), living room, and any other agreed-upon common areas.
4.2 The Home Sharer shall not bring any pets into the home without the express written consent of the Homeowner.
4.3 The Home Sharer shall not sublet any portion of the home to any other person without the written consent of the Homeowner.
5. House Rules:
The Home Sharer agrees to abide by the house rules established by the Homeowner, including but not limited to noise restrictions, cleanliness standards, smoking policies, and any other rules that may be deemed necessary for the peaceful coexistence within the shared home.
6. Termination:
6.1 Either party may terminate this Agreement by providing [number of days] written notice to the other party.
6.2 In the event of a termination, the Home Sharer shall vacate the premises within [number of days] of receiving the notice.
7. Governing Law:
This Agreement shall be governed and interpreted under the laws of [state].
8. Entire Agreement:
